Floor Sanding for Offices
Wooden floor restoration for offices, shops and studios in Surrey, with minimal disruption.
Commercial floor restoration
A well-kept wooden floor says a lot about a business. Office chairs, heavy footfall and constant traffic wear the finish quickly, leaving walkways grey and scratched. Our team works around your business hours so the floor is restored without losing a working day.
What we offer
Full sanding and refinishing of offices, reception areas and meeting rooms
Hardwearing commercial-grade lacquers and oils
Out-of-hours scheduling to suit your business
Planned maintenance re-coats to keep floors looking smart
Out of hours, minimal disruption
Work can be carried out overnight, at weekends or in phases. Dust-free sanding and low-odour water-based finishes mean the space is ready to use quickly. A clear schedule is agreed with your facilities team before we start.
Compliance
Risk assessments, method statements and insurance documents are supplied before work begins. We are happy to work with landlords, managing agents and building management.
Choosing the right finish
The right finish depends on traffic levels and the look you want. Lacquer gives the toughest surface, while oil is easier to touch up in a busy space. Simple steps such as chair mats and furniture pads protect the finish.
Other commercial spaces
We also work in retail, hospitality and studio spaces. We can work overnight or on closing days so trading is not affected. Ask us about planned maintenance to keep your floor looking its best all year.
Every commercial project starts with a free site survey and a fixed, itemised quote. That makes approval simple, whether you own the building or answer to a landlord.

Questions about floor sanding for offices
Do you provide risk assessments and method statements?
Yes — we supply RAMS and insurance certificates for every commercial or public project. Our team is used to working on occupied sites with strict safety rules.
Do I need to empty the room?
Please clear the room of furniture, rugs and small items before we arrive. We can help move heavy furniture if we know in advance. Our preparation checklist has more tips.
Do you work evenings and weekends?
Yes — we plan school and public projects around term dates, events and opening hours. Large halls are often completed within a week, so disruption is kept to a minimum.
Can you quote from photos?
Often, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and trim claws to help the finish last.
Can you sand office floors out of hours?
Office floors can be done out of hours or in phases. Dust-free sanding and low-odour finishes mean staff can be back at their desks quickly.
What our customers say
Kitchen worktops restored

“We wanted something that would cope with a lively dog. They recommended a hard-wearing lacquer and it has held up brilliantly so far.”
