Re-Oiling
A deep clean and fresh coat of oil that brings dry, patchy oiled floors back to life in Surrey - no sanding needed.
Maintenance re-oiling
Hardwax oil gives a warm, natural finish that slowly wears away in busy areas. Over time, walkways turn dry and pale, the floor marks more easily and spills soak in faster. Re-oiling puts back what daily life has worn away, without the time and cost of a full sand.
What a re-oil involves
Deep cleaning the floor to lift ingrained dirt
Light buffing to open the surface and remove fine marks
Spot treatment of light scratches and worn patches
A fresh coat of hardwax or maintenance oil, buffed in evenly
When to re-oil
Re-oiling works on floors that were finished with oil or hardwax oil and still have an intact surface. If your floor is lacquered, re-coating is the equivalent maintenance treatment. Where the wood is badly stained or scratched, a full floor sanding is the better option. For more help deciding, read when to re-oil or re-coat.
Drying and aftercare
Light use is fine after a few hours; furniture can return after a day or two, and rugs after roughly a week. Use a pH-neutral cleaner made for oiled floors and avoid steam mops. Our guide to caring for oiled floors has more tips.
Signs your floor needs re-oiling
Busy areas look lighter and duller than the edges of the room
Water no longer beads on the surface and soaks in quickly
Everyday marks are harder to clean off
The finish looks uneven in different areas
A quick water drop test tells you a lot - if the water soaks in quickly, it is time to re-oil. Catching it early keeps the cost down and protects the timber underneath. Kitchens and hallways usually need attention first.
For the cost, few treatments make such a visible difference. Booked every year or two, it keeps the floor protected and can delay a full sand for many years.

Questions about re-oiling
When does an oiled floor need a fresh coat?
Busy areas like hallways and kitchens usually need a maintenance coat every one to two years. Quieter rooms can go much longer. Our guide to re-oiling and re-coating helps you judge.
Can you quote from photos?
Often, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and trim claws to help the finish last.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Can my floor be refreshed without a full sand?
If the finish is worn but the wood is not damaged, a maintenance coat is often enough. It is quicker and cheaper than sanding and keeps the floor protected. See re-oiling.
How should I clean an oiled floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and harsh cleaners. Read our care guide for a simple routine.
