Floor Sanding Services
Dust-free floor sanding and refinishing for every kind of wooden floor in Surrey — for homes, schools and churches alike.
A well-sanded wooden floor is one of the best improvements you can make to a home. We take worn, scratched and discoloured floors right back to fresh timber, then protect them with a finish chosen for the way you live.
We always begin with a free survey, honest advice and a fixed written quote, so you know exactly what is involved before any work begins. Extraction on every machine captures around 99% of dust at source, which means very little cleaning once we have gone.
Specialist sanding for every floor
No two floors are the same, so we offer a range of specialist services. Most projects combine two or three of these:
Parquet sanding and finishing — multi-direction sanding for herringbone, chevron and block floors.
Solid wood floor restoration — hardwood floors taken back to bare timber and refinished.
Original floorboard restoration — period pine boards cleaned up, repaired and sanded.
Gap filling between boards — resin filler or reclaimed pine slivers to cut draughts.
Wood floor staining — from soft natural tones to deep walnut and grey.
Stairs stripping and restoration — paint and varnish removed from treads, risers and spindles.
Garden decking restoration — grey, slippery decking cleaned, sanded and oiled.
What happens on the day
We start by protecting your home: we sheet up doorways and protect skirting and furniture, protruding nails are punched down and loose boards fixed. If boards or blocks are damaged beyond sanding, our wood floor repairs team replaces them with matched timber first.
The floor is then sanded in stages with progressively finer abrasives, removing the old finish and levelling the surface. Edgers and detail sanders take care of the perimeter, corners and under radiators.
Choosing a finish
Oils soak into the timber for a warm, natural feel and simple spot repairs, while water-based lacquers form a tougher layer for busy kitchens and hallways. If you are not sure, our guide to oil or lacquer explains the pros and cons. All our finishes are low-VOC and safe for families and pets.
Who we work for
We sand floors in houses and flats all over Surrey, but we also restore school halls, church floors and offices. See our services for public spaces for larger projects that need careful scheduling.
Aftercare and guarantee
Light foot traffic is fine after a few hours; furniture can go back after 24–48 hours and rugs after around a week. We leave written care instructions, and oiled floors benefit from occasional re-oiling and aftercare.
What makes our work different
Each project is run by an experienced craftsman, not a rotating crew of subcontractors. You get straight answers, realistic timings and a recommendation based on your floor, not on what is easiest for us. Our work is backed by £5m public liability insurance after more than a decade of sanding and finishing floors.

Planning your project
Most single rooms are sanded and finished in one to two days, while whole ground floors take a little longer. Read how long floor sanding takes for a realistic timeline, including curing times before rugs go back. Clearing small items and agreeing access in advance helps us start promptly.
Every restoration comes with our 3-month service guarantee, and guide costs are listed on our prices page. For examples of finished floors, take a look at our projects.

Common questions
How many days will my floor take?
A typical room takes one to two days including finishing. Bigger floors or extra repairs take longer, and we confirm the schedule with your quote.
Is floor sanding really dust-free?
Our machines capture around 99% of dust at source, so there is very little to clean afterwards.
Can my floor be sanded?
Most solid floors can be sanded many times. Engineered floors usually can if the wear layer is 3 mm or more. We confirm this during the free survey.
Can I stay at home during sanding?
Not usually. We plan the work room by room so you can stay at home. Water-based finishes have very little odour.

Questions about Floor Sanding
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Do you need electricity and water?
We need access to a standard power socket and, ideally, parking near the property. Our machines run on domestic power, and we bring everything else with us.
Can you quote from photos?
Often, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and trim claws to help the finish last.
How should I clean an oiled floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and harsh cleaners. Read our care guide for a simple routine.
Do I need to empty the room?
Please clear the room of furniture, rugs and small items before we arrive. We can help move heavy furniture if we know in advance. Our preparation checklist has more tips.
What our customers say
Kitchen worktops restored
“The wooden worktops around our sink were black and stained. They sanded and re-oiled them in a day. Much cheaper than new worktops.”

Pet-friendly finish, lovely result
“We wanted something that would cope with a lively dog. They recommended a hard-wearing lacquer and it has held up brilliantly so far.”
Guildford
Engineered floor rescued
“A dropped radiator left a nasty dent in our engineered floor. They checked the wear layer first and sanded and refinished the whole room. Looks perfect.”
