Original floorboards are one of the best features of a period home. Victorian and Edwardian pine boards have a warmth and grain that new flooring rarely matches, and they respond beautifully to careful sanding.

Floorboard restoration is a specialist area within our floor sanding services. It usually combines repairs, sanding and a finish that suits the age of the house. For more background, read our guide to restoring Victorian floorboards.

Making the boards sound

Over a century of use, boards get cut for pipes and cables, split or loosened. We replace damaged boards with matched reclaimed pine as part of our floorboards repairs. Loose boards are re-fixed to stop creaks.

What a floorboard restoration includes

  • Old gripper rods, staples and tacks removed; nails punched down

  • Repairs with matched reclaimed pine

  • Dust-free sanding back to fresh timber

  • Gaps filled where needed

  • Your chosen finish in multiple coats

Gaps between boards

Many period floors have gaps between boards that let in draughts. We can close them with gap filling using pine slivers or resin. Because wooden floors move with the seasons, gap filling is not covered by our guarantee.

The case for original boards

Keeping the original floor preserves the character of a period property. Restoration is also usually much cheaper than replacing the floor, and far less disruptive. Slow-grown period pine is often harder wearing than new boards. Buyers also love original features, so a restored floor can add appeal when you come to sell.

Our team works in period homes all over Surrey, from terraces to large townhouses. Most rooms are finished in one to two days, and we work room by room so you can stay at home.

Choosing a finish

A natural hardwax oil keeps the honey tones of old pine, while a matt lacquer gives extra protection. The sanding and finishing comes with our 3-month service guarantee. See before-and-after examples in our projects.

FAQ

Questions about floorboards restoration

All questions
Why do you test stain colours on my floor?

Oak, pine and other woods all react to stain in their own way. Sample cards are only a rough guide, so testing on your own boards is the only reliable way to choose.

Can you stain a floor darker or lighter?

Yes. After sanding we lay out colour samples on your own floor so you can see how each shade looks in the room before we commit. Find out more about our staining service.

Can old pine floorboards be restored?

Yes — original boards often hide beautiful timber under old paint and varnish. We punch down nails, replace split boards and sand back to fresh timber. Read our guide to Victorian floorboards for what to expect.

Should I oil or lacquer my floor?

Hardwax oil gives a natural, matt look and can be refreshed in patches. Water-based lacquer sits on top as a hard-wearing film that copes well with spills and busy households. We recommend the right one at the survey — or read our guide to oil and lacquer.

Is gap filling covered by your guarantee?

Gap filling is excluded from our service guarantee. Wooden floors expand and shrink with the seasons and with movement in the building, which can open small cracks in the filler. We choose the method that suits your floor best to keep this to a minimum.

Resin or slivers — which is better for gaps?

Smaller gaps are filled with resin mixed with fine sanding dust, so the colour matches. Wider gaps get thin pine slivers glued in and sanded flush. Our gap filling guide compares the two.
