Re-Oiling & Floorcare
Maintenance re-oiling and lacquer re-coating that refresh wooden floors in Surrey without a full sand.
Looking after your wooden floor
Most worn floors need maintenance, not a full sand. As long as the finish has not worn through to bare timber, a deep clean and fresh coat of oil or lacquer can bring the floor back to life in a day. Keeping the finish topped up protects the timber and puts off the need for a full sand by years.
How we can help
We offer two maintenance services, depending on the finish on your floor:
Re-oiling - for oiled and hardwax-oiled floors: deep clean, light buff and a fresh coat of oil that soaks into the wood.
Re-coating lacquered floors - a light sand and new topcoat of lacquer for floors with dull walkways and fine scratches.
Re-oil, re-coat or full sand?
A maintenance coat is the right choice when the wood itself is undamaged. Deep scratches, black water stains or worn-through bare wood mean a full sand and refinish is needed. Any damaged boards are repaired first with our floor repair service. Our guide when to re-oil or re-coat helps you decide.
Benefits of regular maintenance
Usually completed in a single day, with little disruption
A fraction of the cost of sanding
Removes less wood, so the floor lasts longer
Brings back colour and protection
Who our floorcare is for
We look after floors in family homes, rented flats, shops and offices. It also suits public buildings such as halls and offices, where a full sand every few years is not practical. Many of our customers book a maintenance visit every year or two, so the floor never gets to the point of needing a full sand.
Our finishes
Our oils and lacquers are professional-grade products from trusted flooring manufacturers. They are low-VOC and low-odour, so they are safe for families, pets and occupied buildings. We match the product to your existing finish wherever possible, so the new coat bonds properly and looks consistent. Tinted maintenance oils are available for stained floors.
Spot repairs and touch-ups
Oiled floors are easy to spot-repair, which keeps maintenance simple. Local wear and light scratches can usually be treated on their own and blended into the surrounding floor. Lacquer is harder to patch invisibly, so re-coats are normally done room by room. We always recommend the simplest option that will look right.
When maintenance is no longer enough, we can carry out a full restoration instead. Full restorations are backed by our three-month service guarantee.

Common questions
How often do oiled floors need maintenance?
It depends on use, but typically every one to three years in hallways and kitchens.
Can I switch from lacquer to oil?
Only after a full sand. Lacquer seals the wood, so the old finish must be removed before oiling.
How long before I can use the floor?
Light foot traffic after a few hours; furniture after 24 to 48 hours and rugs after about a week.
Will re-oiling remove scratches?
It hides light surface scratches in the finish, but deep scratches into the wood need sanding.

Questions about Re-Oiling & Aftercare
Is the floor restoration guaranteed?
Every floor restoration is covered by our 3-month service guarantee. If something is not right with our workmanship during those three months, we come back and put it right. Gap filling is excluded, because wooden floors move with the seasons — see our service guarantee for the details.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and trim claws to help the finish last.
When does an oiled floor need a fresh coat?
Busy areas like hallways and kitchens usually need a maintenance coat every one to two years. Quieter rooms can go much longer. Our guide to re-oiling and re-coating helps you judge.
How should I clean an oiled floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and harsh cleaners. Read our care guide for a simple routine.
Can you quote from photos?
Often, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
